My name's Sonny Edwards, and I run Yulson Homes from a small village called Palamartsa in northeast Bulgaria. I'm originally from the UK, but I moved out here years ago and never looked back. Something about this part of the world just clicked with me. The pace of life, the people, the countryside. It felt right, and it still does.
Yulson Homes started because I kept getting asked the same question by friends and family back home: "How do I buy a place out there?" I'd been helping people informally for a while, so I decided to make it official. I got certified, registered the business properly, and built it up from there. That bit matters, by the way. There are a lot of people selling property in Bulgaria who aren't registered or certified. We're one of the only officially recognised agencies in the country, and I'm proud of that.
Over the years we've sold more than 200 properties across the Targovishte region. Our buyers come from the UK, Germany, the Netherlands, France, Belgium, Scandinavia, and plenty of other places too. We sell village houses, plots of land, and business premises. Because we actually live here, we know what's worth looking at and what to avoid. That saves people a lot of time and trouble.
We work with buyers from all over Europe, whether they're from the UK, Western Europe, or Scandinavia. We talk to local sellers, Bulgarian solicitors, and international buyers without anything getting lost in translation. We handle viewings, paperwork, negotiations, and everything in between.
One thing that sets us apart is our Pay Monthly option. Most agencies won't touch instalment plans, but we think it opens the door for people who can't pay everything upfront. You put down a deposit and pay the rest over time. It's straightforward, and it's helped a lot of buyers get their foot on the ladder out here.
We also look after properties for owners who aren't in Bulgaria full-time. That means regular visits to check on the place, paying utility bills, organising maintenance, and coordinating any renovation work. If you're buying a holiday home or planning to move later, it gives you peace of mind knowing someone's keeping an eye on things.
If you can't travel to Bulgaria to complete the purchase, that's fine. We handle remote purchases through Power of Attorney, so you don't need to be here in person. We've done it dozens of times and the process is well established. Northeast Bulgaria is easy to reach, too. Varna airport is about two hours away, and there are direct flights from several European cities. The region itself is quiet, green, and affordable. Property prices here are a fraction of what you'd pay in Western Europe.

There's already a proper little expat community out here. British, Dutch, German, French, people from all over. When new buyers come out, I introduce them to folks who've been here a while. It makes a real difference. You're not moving to the middle of nowhere with no one to talk to. Village life is social. Neighbours pop round, people help each other out. It's one of the things that surprises people most when they get here.
I'll always be straight with you on price. If a property isn't worth what the seller's asking, I'll say so. There are no hidden fees with us, no invented charges, no pressure to sign anything on the spot. I've heard stories from buyers who dealt with other agents here. Surprise costs, dodgy paperwork, properties that didn't match the listing. That's not how we work. What I quote you is what you'll pay, and I'll explain every cost before you commit.
People ask me why I stayed in Bulgaria. Honestly, it's the small stuff. Morning coffee outside in the quiet. The mountains in the distance. Proper summers, proper winters. Food that actually tastes of something. I can drive ten minutes and be in open countryside with nobody around. Life here isn't rushed. It costs less, but you get more of it. That's a hard thing to explain until you've been here yourself, which is why I always say: come out and have a look.
